For the buyers of properties this question often arises whether they
should buy an apartment with all added amenities or a flat without it. This is
a decision that all buyers have to make. Should they pay extra money and get an
apartment with all added amenities or go without all amenities and settle for a
basic flat with basic amenities. Well, there are pros and cons for each option
you choose. We have discussed those below.
The multistoried buildings coming up nowadays
have all added amenities like RO water system, Wi-Fi, water storage facility,
power back-up system, elevator, maintenance staff, car parking area, club
house, gymnasium, piped gas, banquet hall, intercom facility and others. In
normal circumstance the builders charge extra for such amenities and
facilities. For example a 2 BHK apartment with a super built up area of 1200
sq. ft. will be available at a price of Rs. 48 lakhs. However if facilities
like single car parking, electricity charge per unit is added to it the price
including VAT can go to Rs. 57 lakhs. In addition to that, the occupant of the
flat has to pay at the rate of Rs. 3 to Rs. 5 per sq. ft. for maintenance
charges.
It is observed that amenities like the gymnasium,
pool, club house or the banquet hall are not regularly used by the occupants
but are charged for their entire life. For most of the residents of such apartments
all the facilities are not used by all the occupants but they are charged for
all the amenities for a lifetime. This has been the experience of many.
Others opine that it is always good to have all
amenities under one roof and not be bothered for any problems as all the
facilities can be availed in the complex itself without waiting for any
services to be hired from outside. For instance the residents of such
apartments do not have to wait for in finding out an electrician if there is a
power failure as every facility is there and can be availed at a phone call. Some
of the residents opine that it gives an easy lifestyle without worrying about
anything. The gym is there for a physical workout with the children’s play area
for the kids to play around without monitoring and they feel although they end
up paying more but they get to avail a better lifestyle.
But in case of flats with basic amenities the
residents claim that they do not have to pay any maintenance charges extra but
in case there is a power failure or the pump has to be repaired they have to pay
extra. The only maintenance charge that they have to bear is the electricity
and the water bills.
After all this issue is totally up to the buyer
and the lifestyle he or she is used to. If one can bear the hassles which are
minimum in case of a flat with basic amenities, one can go for it. If one feels
that one would opt for an apartment with all amenities to get rid of all
worries whatsoever, one can settle for an apartment with extra facilities by
paying extra.
