Bengaluru, known as the Silicon Valley is now getting bigger and better.
This is one city where people spending hours together on roads, will soon have
an end. With a huge transformation happening in the Transportation sector there
is definitely going to be a revolution in the garden city.
Locations which were left out are now witnessing a widespread demand from corporates
to set up their ventures and this is only because of the easy accessibility which
will soon take over Bengaluru.
Bengaluru also known as the ‘IT Hub’, is now considered as the best place to
establish a venture and due to this reason the demand for residential property
in and around those areas is reaching the skies and also scrapping the pockets
of people.
Bengaluru began its journey to become the Silicon Valley of India when the
first IT firm had set its foot in Electronic City. South of Bangalore is the
original IT hub of the city and it continues to be a favored destination for
occupiers. The presence of established residential and retails hubs served to
quicken the pace of growth.
As expansion in IT industry started taking place, development was seen in
all other domains too such as Retail, Recreation, Social Infrastructure,
Educational institutions etc. No one can ever doubt about the increasing growth
and development of Bangalore.
Electronic City, located on Hosur Road, emerged as the first IT hub of
Bengaluru way back in 1990’s. Many IT giants set up their campuses in this
region. But the growth didn’t end in Electronic City, more employment hubs in
the region began to be noticed, Bannerghata Road and Sarjapura Road, were
considerable office space to IT companies. With the setting up of these
companies, south Bengaluru became a sought-after commercial and residential
destination
Witnessing the large-scale absorption due to the inherent advantages of
connectivity, and proximity to talent pools and residential locations, the
chunk of the Outer Ring Road (ORR) region towards the south is expected to
maintain its attractiveness in the forthcoming years.
Bengaluru has a strong dominating
hold on Infrastructure edge. In South of Bangalore the 10-km Hosur Road
elevated expressway has been one of the key projects that have eased the
commute to locations around Electronics City. A 15-km elevated corridor between
the Central Silk Board junction and Jayamahal Road has been planned to ease
connectivity between the north and south, also enabling easy travel to the
airport.
No one can deny the amazing Metro
effect in Bengaluru. The Metro Rail is set to connect various locations
across the three phases. In Phase I, the north-south line will stretch from
Nagasandra to Puttenahalli. This line will be extended in the south up to NICE
Road. In Phase II, a new line will connect Nagavara and Gottigere, connecting
key locations along Bannerghata Road in the south. Another extension will be
drawn from R V Road up to Bommasandra along Hosur Road. In Phase III, the
Kogilu Cross Road-Carmelaram line will connect Koramangala, Agara, Iblur and
Bellandur, enhancing connectivity to these upscale and emerging residential neighborhoods
and retail hubs.
A lot of office space leasing is happening in the south owing to the Metro.
More than 100 km will be covered in Phase III of the Metro and most importantly
because it will create an easy link to the airport.
Kanakapura Road is the next area of focus due to the Metro. Bannerghata Road,
parallel to Kanakapura Road and not too far distance wise, has many IT
companies already operating from there. Commercial infrastructure is already in
place, and many plug-and-play options are available.
No more will travel hold you back, quick and easy connectivity will now make
life easy, relaxable and enjoyable in Bengaluru.
